Located in Chicago’s Gold Coast, the Ritz-Carlton Residences on Michigan Avenue includes 27 residential levels atop a unique, 10-story podium. The podium accommodates parking for 177 cars, a fitness center and spa, screening room, grand salon, billiards rooms, institutional-grade kitchen, and an outdoor terrace facing Michigan Avenue. The podium required blending new construction with the historic Farwell Building’s fully restored existing facades at the south, east and west elevations. In response, the complex concrete podium structure incorporates both post-tensioned and conventionally reinforced structural elements.
