An anchor of the Near North Side, this mixed-use development consists of a 645-foot residential tower, a 265-foot hotel, a 90-foot retail and cinema podium, and four levels of underground parking. This diverse project highlights our depth of experience and expertise in meshing the design of multiple structural systems to meet the unique needs of the project.

We planned the “top-down” method to construct the four levels of underground parking. The entire project is founded on caissons, which were installed from the ground level and then used as columns to support the post-tensioned slab and beam framing as the four levels of below-grade parking were excavated.

A podium constructed of a composite metal deck slab with composite joists and steel framing connects the hotel and residential tower. The podium includes 21 movie theaters with stadium seating and complicated framing for multiple mezzanine and catwalk levels within a 40-foot story from level three to four. The 60-story residential tower consists of cast-in-place reinforced concrete, with shearwalls at the core, a perimeter spandrel beam, and two-way flat plate slabs. With the tower rotated 45 degrees from the base, all the tower columns were transferred out on long-span concrete girders at the 4th floor. The 18-story hotel consists of post-tensioned two-way flat plate slabs with concrete shearwalls and columns. In the hotel atrium, long-span, king-post trusses span the space and support the roof.
