The IBM Mixed-Use Development Center occupies an entire city block along the Mississippi River in Baton Rouge, Louisiana. The LEED-certified complex includes a retail and parking facility podium, with a new 150,000 square foot office building and an 80-unit residential tower above.
The 450,000 square foot post-tensioned concrete structure is anchored by a three-story podium, which includes retail space and parking for 408 cars. Rising from the podium, the six-story office building marks the north portion of the site, while the eight-story residential tower occupies the south portion. Connecting the two towers at the fourth level is a beautifully landscaped outdoor terrace. The separation of the towers created complex wind load patterns, induced by hurricane-force wind pressures. Our extensive analysis allowed the building to resist these areas of high stresses within a streamlined, contemporary design.
