Harper Court is a LEED Gold certified mixed-use development organized through a public-private partnership between the City of Chicago and the University of Chicago. The project includes a 12-story, 178,000 square foot Class-A office tower, 80,000 square feet of retail space, structured parking, and a 131-key Hyatt Place Hotel, developed by a separate project team.
The site plan organizes the development around a new internal roadway, which brings vehicle and pedestrian traffic to businesses in the retail area. Belled caissons extending 40 feet below grade support the foundation, while a one-story, below-grade garage holds 518 cars and extends to the property limits in all four directions. For the ground floor, we used a conventionally reinforced concrete slab of varying thickness. The structural deck supports retail, commercial, office, sidewalks, and street loading conditions.
The foundation systems, columns, and shearwalls were designed to support a 12-story office tower of post-tensioned concrete and an 8-story hotel, but the project’s layout also includes planned and future multistory building additions. Future additions include a 32-story concrete office tower and multi-story retail and parking facilities over the below-grade garage.
