Housing luxury condominiums in Chicago’s Gold Coast neighborhood, 4 East Elm is a 24-story, LEED certified tower with 35 units, above-ground structured parking, and 4,000 square feet of ground-level retail space. A four-story stone base responds to the surrounding buildings, and a modern glass tower includes corner balconies that alternate every five stories, lending depth and dimension to the facade. Wrapped in glass, the tower’s floor-to-ceiling windows maximize surrounding city views.
The foundation uses belled caissons, extending approximately 90 feet below grade. Underground, Chicago Transit Authority tunnels cut through 25% of the site’s southeast portion. New building caissons were installed between and around the existing tunnels, and construction required extensive coordination and monitoring to ensure proper installation. The parking levels and residential floors consist of 8-inch, post-tensioned slabs, while the lateral system uses concrete shearwalls that enclose the building’s elevators and stairs.
