This is a 73-story, mixed-use highrise building at 1,100,000sf, with 360 luxury condominium and Penthouse units, 460 parking spaces on 7 parking levels, an athletic facility for the University Club on the 13 floor and common amenities spaces on the fourteenth floor. In addition, this building integrates 41,000sf of classroom space for the School of the Art Institute of Chicago into the lower floors. There are 981,000 s.f. of new construction and 8,460 s.f. of renovation work.

Facades from pre-existing buildings form the footprint of the tower podium and will be incorporated into the new building “historic facades”.

The project includes renovation of the first and second floors of the Monroe and Wabash facades of the 37th S. Wabash building, a new residential entrance to the project on Monroe Street, and a 2-story lobby within the 37 S. Wabash Building for new escalators to the second floor residential lobby in the new tower. A new entrance will also be included in the 30 S. Michigan building.

The building Structure is a post-tensioned concrete frame (for the Podium) and reinforced concrete frame for the tower which is enclosed with an aluminum and glass curtain wall exterior skin. It is intended for the structure to have minimal impact on the tower facade (no spandrel beam) with internal shear walls and/or outrigger structure as needed.
